Extensive background in real estate finance, REIT management, capital markets, and securitized finance; estoppels, SNDA's, ground leases, easements, and CC&R's; construction; and due diligence. Experience representing clients before governmental bodies on land use and development matters, with additional early-career experience inside a California state government office. Skilled in compliance, joint ventures, employment matters, and litigation management; developing training curricula; and providing strategic counsel, including managing outside counsel in the most economically advantageous manner. Vellandi has served as a lawyer with two of California's pre-eminent law firms, in-house chief legal counsel at leading real estate and finance companies and is currently a solo practitioner. In private practice, he has represented large corporations, developers, landlords, real property purchasers, borrowers and secured lenders on a wide range of transactions in various states. He has specific experience in land use, purchases and sales, project financing (including secured, unsecured, mezzanine, CMBS and credit enhancements for private activity bond transactions) and in the leasing and management of industrial buildings, shopping centers and office buildings.
